Current Owner (O&E) Search:

If you need to check all liens, mortgages, judgments on the property from last property purchase to current date - Current Owner search is what you need. Current Owner Title Search is ideal for foreclosure auctions, pre-tax auctions, short sales, by-owner transactions, refinance, checking for clear title. You will receive a Title Report on all outstanding mortgages, liens and judgments recorded against the property and current owner(s)

  • Current owner search involves searching for the details of the present title holder of the subject property and the latest deed with consideration.

  • Search done by searching from the current date backward.

  • Details like Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description will be captured.

 

This search is usually done for origination of Home Equity transactions, short sale, foreclosure auctions, and pre-tax auctions.

Two Owner Search:

A Two Owner Search is a search that provides the current vesting deed and all deeds leading back to the deed prior to the out-of-family deed. Also included are copies of any open mortgages and assignments against any owners found, any judgments and liens against those owners, and also tax assessment and current tax information including any delinquencies

  • Two-Owner Title search is for the last two owners in the chain of title of the subject property.

  • Search done by searching from the current date backward.

  • Details like Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description will be captured.

 

This search is usually done for origination of Home Equity transaction, short sale, foreclosure auctions, and pre-tax auctions

Full Search Report:

A Full Search is a search that provides the current vesting deed and all deeds leading back 60 years or to a developer. Also included are copies of any open mortgages and assignments against any owners who have had ownership of the property in the past 60 years, any judgments and liens against those same owners, and also tax assessment and current tax information including any delinquencies.

  • Detailed full Title search on Current and Previous owners.

  • The search should include all names in the chain of title and should report liens and judgments for all     owners, current and past. The names must be run for general liens, such as judgments and federal tax liens, for the full statutory period applicable for the state.

  • In addition, all defects, liens, and encumbrances specifically referred to in the documents revealed in the search must be reported as exceptions, unless properly disposed of.

  • Includes searches related to property lien, easements, CC&Rs, i.e., covenants, conditions and restrictions, agreements, and resolutions and ordinances that affect real property.

  • Full historical searches up to 60 years.

Update/Bring down Search:

An extension of a title search to verify that no liens have been filed against the property between the time of the original title search and the recording of the deed or mortgage.

  • Update on Tax info from last effective date.

  • Any and all newly recorded instruments from last effective date.

Tax Search and Report:

This report reflects a search of the public records including the tax year, method of payment (annually or on an installment plan), tax identification number (and parcel identification number if different), date of payment, amount due if not paid, prior years taxes due, assessed value of the land and building, and property tax exemptions (if any). This report does not include any copies.

Bankruptcy Search and Report:

This report reflects a search of the public records including debtor information, bankruptcy filing information (including District Court, case number, type, docket, date of filing, and date of discharge (if applicable). A copy of the bankruptcy docket sheet is included with the report.

Home Equity Line of Credit (HELOC) Search:

This report reflects a search of the public records including the most recent Warranty Deed (or other similar instrument of conveyance), the legal description of the subject property, and the property tax information. A copy of the Deed is included with the report.

Deed Search and Report:

Deed or Legal and Vesting Report provides a concise overview of residential property vesting, with current ownership information of a property along with a legal description This Report includes:

  • Vesting/current ownership

  • Current deed and legal Description

Property Information Search and Report:

This report reflects a search of the public records including the name(s) of the current owner(s), the parcel identification number, and the tax identification number (if different than the parcel identification number). This report does not include any copies.

Foreclosure Search and Report:

This report reflects a search of the public records including the most recent Warranty Deed (or other similar instrument of conveyance), open mortgages, assignments, modifications and limitations of mortgages, judgments, liens, and property tax information. Copies all pertinent documents are included with the report.

For Sale by Owner Search and Report:

This report reflects a search of the public records including the most recent Warranty Deed (or other similar instrument of conveyance), open mortgages, assignments, modifications and limitations of mortgages, judgments, liens, and property tax information. Copies all pertinent documents are included with the report.
